JULY REGULAR BOARD MEETING

This month’s regular meeting of the Board of Directors of the Paint Brush Hills Metropolitan District  will be held on Thursday, July 22, 2010, at 7:00 p.m. at Falcon High School (in the Commons), located at 10255 Lambert Road in Falcon, Colorado.  The agenda for this meeting is shown below.

ØØ  It is expected that, while still in a public meeting, a motion will be made, seconded, and approved, to enter into Executive Session.  At this time, any public will be excused from the room, but will also be informed that they are welcome to rejoin the meeting after the Executive Session.  In accordance with and upon citation of the necessary legal preface in accordance with C.R.S. § 24-6-402(4), the Board will convene in Executive Session for the following purpose:  Conference with an attorney for the district for the purpose of receiving legal advice on specific legal questions and/or directing negotiators with regard to pending litigation.  No action will be taken by the Board while it remains in Executive Session.  The Board will close the Executive Session portion of the meeting and resume the public meeting prior to handling Other Business and Adjournment.

 

Regular Board Meetings   During 2010 all regular monthly meetings of the PBHMD Board of Directors are scheduled for the third Thursday of the month at 7:00 p.m. at Falcon Middle School (FMS) and/or other location as posted on the District’s website.  The meeting may be called to order up to one hour earlier for the purposes of the Board convening in an executive session, however, the open meeting will resume and public business will be handled at 7:00 p.m.  Changes to this schedule will posted on the website and/or included in a customer letter sent out with water/sewer bills.  Agenda items will regularly include monthly operational, administrative, and financial reports, as well as updates on current projects/development and discussion of various topics of interest to the District, including parks & recreation.  Minutes of the meetings are available from the District Administrator upon written request.  Questions and/or concerns regarding the next regular meeting and/or any other District-related issue may be directed to Ellen Robley, District Administrator, at either (719) 495-8188 (home office) or (719) 351-7438 (cell) or via email to pbhmd@pbhmd.com.

       Water Management PBHMD’s ‘Demand Management’ strategy remains in place for outdoor water use in Falcon Hills.  The Board encourages residents to practice voluntary water conservation and observe scheduled irrigation times in an effort to reduce inefficient water use.  In short, the District requests that residential and commercial landscape irrigation be limited to three days a week:  Sundays, Tuesdays, and Thursdays.  This sensible practice is to be observed regardless of weather conditions.  Please adjust your sprinklers to water either early morning (before 10 a.m.) or late evening (after 6 p.m.) to minimize unnecessary water loss.  Don’t inadvertently water driveways, streets, or rock beds.  Remember to cut back or eliminate watering during rainy periods.  Drip irrigation systems for trees/shrubs can be used any day of the week.  Low-volume hand water (for trees/plants/shrubs) is also acceptable any day using a watering can or garden hose equipped with a trigger nozzle.  Scheduling neighborhood irrigation times helps us plan work/rest times for our wells and more easily manage the water levels in our storage tanks, which is important when you consider the following facts: 

 

ü      About 50% of the water usage in Falcon Hills is for landscape irrigation? 

ü      The total capacity in our water storage tanks is 1,500,000 gallons?

ü      We need to maintain the tanks at just over 1/3-full (approximately 525,000 gallons) in order to ensure adequate fire protection for Falcon Hills residents?

ü      Total usage for the entire Falcon Hills neighborhood can be as much as 15,000,000 gallons during the hotter months of the summer?

 

The District’s ‘Demand Management’ strategy also serves as a reminder that we live in a semi-arid region -- while a water shortage does not currently exist, long-term ‘abuse’ of our water supplies can jeopardize their future sustainability.  Customers should also be aware that voluntary water conservation measures, can help reduce depletion of the aquifers (our major water source), minimize the need for supplementary sources, and help hold down future water rate increases. 

 

Woodmen Hills Recreation Center East is available for our use!   The current fees for a monthly swim pass are $50/individual or $80/family for folks living outside of Woodmen Hills.  Families with more than four members will pay slightly higher fees.  Non-residents may also register for many of the fee-based events, classes and programs at this facility.  Two flyers describing their many offerings can be downloaded below.  Feel free to contact the Woodmen Hills Recreation Center East at (719) 495-2009 for more detailed information.  The facility is located at 9205 Meridian Ranch Boulevard – go east of Meridian Road on Stapleton Road and turn south at the next main intersection.  The WH Recreation Center East will be on your left as you drive down this road.

Volunteers Needed for Park Projects   A new park is planned at the south end of Carrington Drive in the western portion of the Falcon Hills neighborhood.  Like the other two parks, the District was awarded a GOCO mini-grant to help develop Drayton Green, the name of this new park.  Public input meetings are held on a periodic basis to give residents an opportunity to give direct input to District representatives during the planning and construction of current and future parks projects.  Valuable input has been gained in the past and significant planning will be done in the future, so stay tuned for details.  Park site plans can be downloaded below.   The plans were drawn during the preliminary stages of each park project, so they don’t represent a final as-built.  will be available at this website in the near future.  Residents who wish to help with any of our park projects should contact Ellen to be put on a list.  Input on these projects is welcome at any time.

2010 Water Quality Report   Water Report

Household Maintenance Required!  Hey, it’s that time of year again -- time to flush your residential water heater!  This is particularly important for PBHMD customers since our water is only chlorinated and not filtered at the District’s various well and storage facilities.  The procedure is quick and simple and helps to ensure high water quality at your house.  It can be accomplished as follows: 

1.       Hook a garden hose up to the bottom drain valve.  Place the garden hose in a position to allow full discharge of the water through the hose (into the yard or a flower bed or the bath tub).

2.       Open the drain valve wide open.  However, DO NOT CLOSE OFF THE INCOMING COLD WATER SUPPLY TO THE HEATER.

3.       Run the water out of the hose until the water runs clear.

4.       Once the water is clear, shut off the bottom drain valve and remove the garden hose.
